Our Atlanta Flat Fee Listing service is an alternative to selling your property as compared to the typical traditional real estate brokerage companies; with the approximate 6% commission fee. If you have never sold a home before, than it may not be for you, unless you are familiar with the real estate selling process, than choose Option B with seller representation; we take care of the contract negotiations and represent you at the closing table (all for 1% Saes Price). It does take your time in setting up appointments, showing your property, negotiating the offers, preparing the contracts, buyer pre-approval, inspection reports, scheduling the closing process, etc.  An alternative may be to go with our Full Service 1% of Sales Price listing option.

 

Guaranteed buyer leads to you:  If your intention is to show and sell your own home, than you must ask why a broker will offer a low listing fee, yet set a listing appointment to come to your home, take photos and represent you in contract negotiations; all for a fee $500 or less.  A low listing fee with these services is the best indication the broker intents to show and sell your home, retaining the buyer’s agent commission.  This is their business model with many selling agents on staff.  The broker becomes both the listing broker and the selling broker (known as buyer’s agent), which is entirely legal. Within the limited services there are flat fee variations and types of service offered.  The consumer can choose the services they want.  Flat fee advantages and disadvantages are listed.

For another perspective from a 'real estate pro' in his 2010 blog reads "Why Most Real Estate For Sale By Owners (FSBO) Fail".  As Bill Gassett explains, "Some for sale by owners do nothing more than throw an old beat up for sale by owner sign in the front lawn and expect that will do the trick. Then there are others that think that going in one of the for sale by owner sites like I sold my house.com, for sale by owner.com or buy owner.com is going to bring lots of traffic. WRONG!"   Mr. Gassett continues, "Many of the potential buyers who will be looking at for sale by owner homes are bargain hunters."  I have seemed this many times.  With a flat fee listing the seller is avoiding many of these pitfalls, especially with the  real estate professional exposure with the MLS listings.  You still have the option of 'For Sale by Owner', in addition providing your property to the real estate professional for sale.  It is a WIN - WIN for all parties.
