Buyer's Rebate*

1% of the Sales Price* 

Example:  Sales Price of $300,000 x 1% = $3,000 back to the Buyer. 

 

Please note: I will need to show you the home and present all contracts if you want to take advantage of the cash rebate offer! If the listing agent or another agent shows you the property first then I may not be able to offer you a rebate for the property. So call me FIRST before you look at any homes. If you visit an open house or listing without me, it is important you inform them you are working with me and give them one of my business cards.

This includes NEW CONSTRUCTION HOMES and CONDOS in new communities (When you go into the sales office list my name as your  agent and give them my card.  (Call me for business cards.)

Basically you would need to:

1) Buyer's Rebate Program  - request when you initially contact me.

2)  Find a real estate home* you want to buy. You can drive-by the homes from the daily emails you receive from me, or any you find on your own.  You have an option to receive daily updated listings of homes available for sale. Marie@RealtyNorthGeorgia.com and tell me what you are looking for, or call me (404-502-0683).  I will be available to meet you in person, by phone or email as you go through the home selection process.  There can be a limitation of the homes shown and still be eligible for the Buyer's Rebate.

3)  Pre-qualified for a mortgage, or working with a Loan Officer to become qualified.  This will help us determine the price range to be searching for. This program is not valid for homebuyers who already have a buyer's brokerage agreement with another real estate broker.

 After you have selected the home you want to purchase I will prepare all the paperwork, and provide assistance with the review inspection reports, etc., attend the the closing with you.  

 So, as you can see, receiving the Buyer's Rebate is quite simple.  I recently helped RB of Canton receive $3,760 at the closing table when he purchased a $376,000.  I can do the same for you.

REMEMBER:  The Sign in the Yard represents the Seller.  Let me represent you, the Buyer.

* Restrictions Apply:

1. The Selling Broker commission must be a minimum of 3% commission.  If commission is less than 3% of the Sales Price the Buyer Rebate will be 1/2 % of the sales price

2.  You must ask for the Buyer's Rebate Program when you initally contact me.  Your home participation search will be greater; in that, you will need to select the homes you are interested in, and drive by the homes first.  There can be limitations on the number of homes shown you.  Contact me for further discussion.

3.  No rebate is offered for sales price less than $100,000.

4.  Full disclosure to all parties, including both Seller and Lender.

5.  Your Lender allows you to receive the Buyer Rebate.

6.  Only Buyers receive the rebate.  No 3rd party disbursements.

7.  Discuss with your tax advisor any tax liability issues.

Is this Buyer Rebate Legal?

Yes, it is.  I consulted with both an attorney and the Georgia Real Estate Commission at http://www.greab.state.ga.us/ .  Although it is not common practice, there are also some real estate companies offering this saving to the Buyer.
